The buyer side looks like any portal. The difference is underneath: when three brokers offer the same unit, the buyer sees one property with three contacts, not three duplicates.
| Date | Event | By | Price |
|---|
Asking prices only. Closed prices appear here once a broker reports the sale, which is how the estimate gets better over time.
Every contact shows a PRC licence number checked against the register. Unlicensed sellers cannot attach to a property.
The upload is built around the thing portals get wrong: the same unit posted ten times. The form checks the database first and asks the agent to attach to the existing property instead of creating a new one.
Most brokers already have 10 to 80 listings elsewhere. Retyping them is why free portals get a one-time dump and then go stale. This pulls them in and keeps them matched.
| Your listing | Matched property | Asking | Result |
|---|---|---|---|
| 2BR Serendra Two T2 18F | PH-TGG-000417 | ₱22.8M | Attached, 3rd broker |
| Studio Jazz Residences Makati | PH-MKT-001902 | ₱5.2M | Attached, first broker |
| House and lot BF Homes | new record | ₱18.0M | Created |
| Lot Tagaytay Highlands | outside Metro Manila | ₱9.5M | Skipped for now |
| 1BR Avida Towers Sucat (sold 2025) | PH-PQE-000233 | ₱3.9M | Marked sold, price kept as history |
Everything on this screen was read from public DotProperty pages for Taguig on 2026-10-20. Facts and asking prices are real. Agents are shown by their public brokerage label and initials. Photos are not copied, because they belong to the agent or the developer, which is exactly the rule the product enforces.

First 23 agent ads on the Taguig for-sale page, grouped by the importer. Developer project price lists (Federal Land's Seasons Residences, 10 units; Lica's BCCT, 4 units) were on the same page and would come in as developer inventory, not agent listings.
| Building | Unit facts | Ads on the page | Property records | Why |
|---|---|---|---|---|
| The Albany, McKinley West | 2BR, 112.5 sqm, "only 2BR with double-volume ceiling, 1 of 1" | 5 | 1 | Same agent, same text, same price ₱35,200,000, reposted for placement |
| The Albany, McKinley West | 2BR, 121 sqm, 1 parking included | 3 | 1 | Same agent, same price ₱38,100,000 |

| The Florence | 3BR, 94.7 sqm | 1 | 1 | |
| Venice Luxury Residences | 2BR, 102.6 sqm, Tower Fiorenzo | 1 | 1 | |
| St. Mark Residences | Studio, 39.4 sqm | 1 | 1 | Title said "1 bedroom", text said studio; text wins, flagged for the agent |
| Park East Place (pre-selling) | 3BR, 131 sqm | 1 | 1 | Ayala Land pre-selling; price is a range, kept as such |
| Total | 23 | 10 | 23 ads became 10 properties. The portal shows all 23. |
| 1 | Agent proves the listing is theirs: they are signed in with a verified PRC number, and the seller label on the page matches their brokerage, or they confirm it in writing. |
| 2 | The page is fetched once and the text is read by a language model into our 33 columns, with a confidence per field. Prices with words around them ("cash", "rent-to-own", "list") become separate price fields. |
| 3 | Building name is matched to our building list (The Florence = one entry, whatever the ad calls it). Floor, unit number and floor area decide whether it is an existing property. |
| 4 | Photos are copied only when the agent ticked the rights box. Image hashes are kept so a photo reused by someone else is caught. |
| 5 | Agent sees the filled form and fixes anything the model got wrong. Nothing publishes until they press the button. |
| 6 | From then on the portal copy is checked weekly. Price change on the portal becomes a price event here. Listing gone from the portal prompts the agent: sold, and for how much? |
| From | Facts and price | Description text | Photos |
|---|---|---|---|
| The agent's own listing, with consent | Yes | Yes | Yes, if they own them |
| Another agent's listing | Counsel to confirm; likely facts only, with attribution | No | No |
| Developer brochure or renders | Yes, as developer inventory | No without permission | Only with the developer's permission |
| Facebook group post by a third party | No | No | No |
Photos are copyrighted works under the Intellectual Property Code of the Philippines (RA 8293) and portals' terms ban scraping. The owner of a photo is the photographer or whoever commissioned it, usually the agent or developer. This is why the import is agent-initiated and consent-gated, never a crawl.
Same shape as the US system Zillow sits on: a property table that outlives any listing, listings attached to it, agents attached to listings, and a price history that keeps every event. Columns the Philippines cannot fill yet are marked with their missing source rather than left out.
Open feed, attribution required, listing data free. Jico's site, brokerage sites, even the big portals can read it. The more readers, the more reason for agents to keep their listings current here.
| Rule | Why |
|---|---|
| One property record per unit or lot, with a permanent ID | Duplicates are the first complaint about every portal here |
| Facts live on the property, prices and terms live on the listing | Three brokers cannot show three floor areas for one unit |
| No listing without a verified PRC number | The licence check is the trust signal buyers lack on Facebook |
| Every price change is an event, nothing is overwritten | Price history is what makes an estimate possible later |
| Address is barangay plus named building or subdivision plus a pin | There is no national address standard, so the gazetteer is ours to build |
| Owner identity is never stored on the public record | Data Privacy Act; the owner is known to the broker, not to the site |
| Reported closed prices are held 90 days, then published as a range | Gets brokers to report without exposing one deal |
| Zillow column | United States source | Philippines today | How this database fills it |
|---|---|---|---|
| Listing feed | MLS | None, agents retype per portal | Agents upload here once; feed goes out |
| Parcel and lot lines | County GIS | Not public | Pin plus building footprint, drawn by agents and checked |
| Sale price | Recorded deed | Not public, deeds often at zonal value | Broker-reported closed prices, delayed and ranged |
| Tax and assessed value | County assessor | Per city, mostly offline | BIR zonal value now; city market value schedules as they publish |
| Estimate | Model on sale history | Does not exist | Asking-price comps plus zonal floor, with a stated range, until closed prices accumulate |
| Standard address | Postal service | Barangay and a district-wide ZIP | Own gazetteer: barangay code, building, subdivision, street |
